The Bois des Metz residence project, located at 94 rue Albert Calmette in Jouy-en-Josas, represents a significant urban redevelopment initiative by Eiffage Immobilier. This project involves transforming four existing office buildings from the 1980s into a mixed-use residential community comprising 75 apartments, totaling 5,426 square meters. In addition to housing, the development includes a commercial space on the ground floor, enhancing the vibrancy of the area.

This transformation process is structured through partnerships with several stakeholders, including a construction lease with the Foncière de la Transformation Immobilière, a sale in future state of completion (VEFA) for 59 apartments with I3F, and a unique arrangement for 16 apartments through a Real Estate Lease Contract (Bail Réel Solidaire) in collaboration with the Office Foncier Solidaire des Yvelines. The BRS model promotes affordability by separating land ownership from property ownership.
